Market Environment
In Japan the elderly population sharply increases while total population decreases. People aged 65 or older is expected to account for 30% by 2025.
On the other hand, the Act on the Comprehensive Support for the Daily and Social Life of Persons with Disabilities was enforced in 2013 and users of group homes have increased since the enforcement.
According to the Cabinet Office’s 2020 Annual Report on Persons with Disabilities, the approximate number of people with physical, intellectual, and mental disabilities in Japan is 9.647 million, which is about 7.6% of the population. Furthermore, with the aging of guardians, there is a demand for the development of social system where people with disabilities can live independently.
Investors needs
Due to uncertainties continue around rises in interest rates and the economy in general, private real assets that have defensive features such as group home for people with disabilities could be strong diversified investment targets for investors. Group home for people with disabilities

In group homes, about 10 to 20 people with physical, intellectual, and mental disabilities live together with the support of the caretakers stationed 24 hours a day. Since the facility is smaller than the existing facilities for persons with disability, it is possible to provide support that meets the needs of each resident. The benefits of moving into group homes include prevention of isolation, reduction of anxiety about life, and stabilization of physical and mental conditions through communal living.
